The below figures pertain to the neighborhood bordered by South Beach on the south and Golden Beach on the north end.


FACTS AND TRENDS FOR HOMES LISTED FOR SALE OVER $2M:
  • In August 2004 a total of 121 homes were listed; 12 of them were sold this same month.
  • In August 2005 a total of 160 homes were listed; 6 of them were sold this same month.
  • From April 2005 to present there has been a 33.1% increase in inventory.



  • FACTS AND TRENDS FOR CONDOS/TOWNHOMES LISTED FOR SALE OVER $2M:
  • In August 2004 a total of 56 condominiums were listed; 1 of them sold.
  • In August 2005 a total of 115 condominiums were listed; 5 of them sold.
  • From April 2005 to present there has been a 59.7% increase in inventory in condominium residences available for sale in this price range.


  • The lowest-priced waterfront home listed today (Nov. 2005) in Miami Beach is asking $1,050,000.
  • The lowest-priced non-waterfront home listed today (Nov. 2005) in Miami Beach is asking $495,000.
  • The lowest-priced non-waterfront home listed today (Nov. 2005) in Miami Beach south of 70th Street is asking $729,000.



  • FACTS AND TRENDS FOR WATERFRONT HOMES SOLD IN MIAMI BEACH OVER $10M:
  • In 2004 six homes sold in Miami Beach for over $10M; 3 of these homes were located on Star Island.
  • In 2004 the highest sales price paid for a residential property in Miami Beach was $15.2M for a 52,152 sf. lot (since split into 2 buildable lots) with an 11,126 sf. home (since demolished).

  • To date in 2005 a total of 7 homes have sold and closed in Miami Beach for over $10M.  None of these homes were located in Star Island.
  • To date in 2005 the highest price paid for a residential property in Miami Beach is $16.5M for a 68,642 sf. lot with a 13,769 sf. home on North Bay Road.
  • The second-highest price paid for a residential property is $14.5M for a 25,000 sf. lot and approx. 12,000 sf. of living space.
